Kitchen and bathrooms properly, floors throughout, surfaces, mirrors, skirting on a rota rather than every visit, and the bins out. It is the same list every time and you get a copy of it, so if something on it was missed you can say so and we come back inside 48 hours at no charge.

Behind and under what moves, inside the cupboards, the tracks of the windows, the tiles and grout, the light fittings and the tops of the doors. It takes two people the better part of a day on a three-bed and it is priced as one flat number, not by the hour, so a slow job is our problem and not your bill.

An empty place, cleaned to the standard a deposit actually gets returned at: appliances inside and out, cupboards, closets, the inside of the windows, and the floors last. Send us the checklist your landlord gave you and we work off that one instead of ours. Photographs go to you the same evening.

Furniture, appliances, bags, the contents of a basement. Two people carry it, so you do not, and stairs are not a surcharge. Anything that can be donated goes to a reuse yard rather than a landfill and we tell you what went where. Paint, tyres, tube televisions and anything with freon we cannot take.
The rate sheet
There is no fuel surcharge, no booking fee, no card fee and no weekend rate. If a number is not on this page it is not going on your invoice.
Because the alternative is an hour of our time and an hour of yours to arrive at a number we already knew. A flat rate by size is accurate for nine houses in ten, and for the tenth we say so on the phone before anyone books anything.
Then it takes longer and the price does not change. We priced it, so getting it wrong is our cost. The only thing that ever moves a flat number is you adding something to the job, and you would hear that number first.
No. Most people are not. We hold keys in a locked cabinet, sign them in and out, and text you when the crew leaves.
Tell us the place and the date. You get the written total by the end of the next working day, and it is the total.
